Before listing our home with PropertyGuys.com our biggest concern was unfamiliarity with selling privately. We were under the impression that a realtor had to be involved mainly because there was too much to do and it would be too complicated. After consulting the PropertyGuys.com website and reviewing the online book "The Wealthy Home Seller," we knew right away we would be selling privately. Choosing PropertyGuys was beneficial to us right from the start. We had a showing the day after the website was up and running which turned into an offer, which then turned into us handing over the keys to the new homeowners two weeks after that. The best features that we liked about PropertyGuys was the ease of getting started, one phone call to set up a meeting at the house and we were on our way. The price is extremely affordable, no comparison to a commission. We asked for a recommendation to a lawyer in our home town and we went ahead and used him with no complications. We have spread the word ourselves about PropertyGuys and our pleasant experience with selling privately because there should be no reason to give away any equity in your home as a commission cost. We were in a contract with an agent for three months and accepted an offer but it seemed like questions were getting lost in translation and that offer fell through. Showing the house ourselves was extremely beneficial because the house was going through a renovation and we were able to answer questions that the potential buyers had because we were the ones that had done the renovations up to that point. |

I chose Property Guys when I was planning to sell my house because "Regular Real Estate Agents" were much too expensive. The price of houses has gone up and they are still asking for the same percentage as a fee. That fee would have been a whole years worth of my pension cheques!!! I don't know anyone that would pay someone a whole years salary to sell their house. Property Guys was one basic fee and then a fee for the MLS and I was done. Showing my own house was also a benefit. I could schedule people when it suited me, not when it suited an agent. No one knows my house like I do. I was able to show people the finer points of the house, and the things I most enjoyed in the house. I especially liked the pictures that Property Guys put on the website. The pictures showed excellent detail, and were very clear and bright. I would indeed recommend Property Guys to others. I already have. I have found them very helpful in filling out forms to repairing the sign when it was tampered with. They could not have been more helpful. |

Selling our home with the help of PropertyGuys.com was a terrific experience. The online listing with plenty of high resolution photos, extensive text descriptions and virtual tours is much better than a traditional listing. The services we opted into for exposure through print advertising and the new option to be included in the most popular listing service really drove traffic to our site. The great big sign out front also made anyone driving by really take notice. We had a great offer within 2 months of listing and the deal had completed for close to asking within 3 months. In today's market a property has to be priced right to sell and by saving the commission and applying those savings into making our price more competitive we set ourselves up for success. Three Keys to Selling Your Home
Regardless of the how you choose to sell your house, there are three important considerations; product, price and exposure. Have all three properly aligned and the likelihood of a successful sale increase dramatically:
Product
This refers to the house itself. It also takes into account its location. How old is the property? Is it modern? Does it have features that are considered desirable for today's buyer? Is it in a great neighborhood? Close to amenities?
For the most part, home sellers have only so much control over these elements. Yes, as a home owner, you could update paint, floors and décor, but there is little you can do about the neighborhood and part of town you live in. The most important take away is understanding your house as it compares and shows to other homes for sale in your area.
Price
One of the most important elements to selling a home is price. You must make sure the home is priced well. The most common way for self-sellers to hurt themselves is by setting either unreasonably high or absurdly low asking prices.
There are a couple approaches to setting your price. First, you can completely do it on your own by looking at similar homes in your area and setting your price accordingly. It's important to consider things like age, size, style, features, street, etc. as you gauge and set your asking price. Second, if you are less comfortable doing it yourself, you can always get the services of an appraiser to help you identify your price. For a few hundred dollars, you can rely on a local expert to help you come up with a price for your home.
Price is directly proportional to time on market. Homes priced under market are likely to move faster than average. Homes priced above market are likely to move slower. Understanding this relationship is an essential element to setting expectations in the private sale process.
Exposure
The final element to selling your home is exposure. Buyers need to know your house is for sale. We know that over 80% of all buyers begin their search online so a strong web presence is important.
