We had a very positive and highly successful experience while selling our condominium with PropertyGuys.com. Going into the process we did have some concerns that our property might not receive adequate exposure as the PropertyGuys approach is a new and untested entity here in Richmond, BC.
That concern proved not to be an issue as we had a number of interested buyers come forth. Most importantly it seemed that all potential buyers were people seriously considering our property. We avoided having large numbers of people tramping through our condominium just for comparative purposes or because they were simply curious. We saved about $ 20 000 by avoiding the traditional real estate agent format. Because we were highly motivated to move the property, we applied most of these savings to the price making us quite competitive. The sale was fully complete within 2 months of putting it on the market and we came down less than 1.5 % from our asking price to finalize the deal. The PropertyGuys approach was ideal for us. We wanted to be in control and directly involved in the sale. We utilized only services that we needed. This was not only cost effective but it allowed us to present the condominium in the way we wanted. We were more familiar with the qualities and advantages that we wanted emphasized. Once we got an attractive offer, we contacted a couple that had initially come in with a lower offer. Right away we had competing offers that were not far off our asking price. Within a couple of days we had a sale contract in place. Despite the fact that this occurred while we were away on a holiday, everything proceeded very smoothly without interruption. The PropertyGuys format is flexible, allowing for as much, or as little involvement on their part as you would like. Although we went with quite basic services - MLS listing, professional photography, video tour, posting on the website and professionally produced sign, we were provided with a great deal of support. The PropertyGuys.com consultant we worked with was knowledgeable, dependable and committed. Throughout the process he was fully committed to meeting our needs and was most generous in offering sage advice and encouragement. We have never had a better relationship with an agent in our previous experiences of purchasing and selling a number of properties over the years. It is our suggestion that anyone who is looking to list a property for sale would be well advised to seriously consider listing with PropertyGuys. It was certainly the right decision for us! |

Three Keys to Selling Your Home
Regardless of the how you choose to sell your house, there are three important considerations; product, price and exposure. Have all three properly aligned and the likelihood of a successful sale increase dramatically:
Product
This refers to the house itself. It also takes into account its location. How old is the property? Is it modern? Does it have features that are considered desirable for today's buyer? Is it in a great neighborhood? Close to amenities?
For the most part, home sellers have only so much control over these elements. Yes, as a home owner, you could update paint, floors and décor, but there is little you can do about the neighborhood and part of town you live in. The most important take away is understanding your house as it compares and shows to other homes for sale in your area.
Price
One of the most important elements to selling a home is price. You must make sure the home is priced well. The most common way for self-sellers to hurt themselves is by setting either unreasonably high or absurdly low asking prices.
There are a couple approaches to setting your price. First, you can completely do it on your own by looking at similar homes in your area and setting your price accordingly. It's important to consider things like age, size, style, features, street, etc. as you gauge and set your asking price. Second, if you are less comfortable doing it yourself, you can always get the services of an appraiser to help you identify your price. For a few hundred dollars, you can rely on a local expert to help you come up with a price for your home.
Price is directly proportional to time on market. Homes priced under market are likely to move faster than average. Homes priced above market are likely to move slower. Understanding this relationship is an essential element to setting expectations in the private sale process.
Exposure
The final element to selling your home is exposure. Buyers need to know your house is for sale. We know that over 80% of all buyers begin their search online so a strong web presence is important.
