  1. Setting the price right. Check around your neighbourhood for comparable homes for sale. Get to know what homes are selling for what amounts.   5. Gather receipts for heating costs, taxes, past repairs, or renovations; buyers interested in the house will want to know these details.

  9. When you and your lawyer are satisfied with the offer, the deal is done and your house is sold.
  10. On the closing date, when the money is transferred from the buyer, it's all yours. Spend it how you want because you've paid yourself the commission instead of to some Joe Schmo real estate agent. Enjoy!
