The High Street Inn Bed & Breakfast Inn is a successful Canada Select 4 Star B&B, operating in the village of Baddeck. Located at the heart of the Cabot Trail, Baddeck is the starting and ending point for visitors drawn by stunning Atlantic Ocean vistas, whale and puffin watching, hiking trails, and Scottish and Acadian French communities with their native cultures, crafts, antiques and foods. Summer brings Regatta Week to Baddeck Bay, along with sailboats, yachts and cruise ships from around the world, ceilidhs and fiddle music, bicyclists and outdoor enthusiasts. Fall brings Celtic Colours, the international music festival, and the amazing colors of autumn.

Baddeck's 18-hole golf course (Bell Bay) is only a few blocks away, and has been listed by Golf Digest as one of the finest in Canada. Inventor and scientist Alexander Graham Bell and his wife Mabel made Baddeck their home until their deaths, are honored in an acclaimed museum in the heart of town. Within a short commute there are many attractions around the island such as the Fortress of Louisbourg, the Highland Village, Highlands National Park, and the Miner's Museum to name a few. Access to the beautiful Bras d`Or Lake is only a short walk downtown to the marina and waterfront boardwalk. The Atlantic Ocean is about a 20 minute drive with a number of magnificent beaches nearby both on the Ocean and on the Bras d'Or Lake.

The Inn is located in a quiet neighborhood, just a few blocks from the lake, shops, cafes, and fine-dining, all within walking distance.

The Property contains two buildings, the main house #18, and a newer guest building #16. The owner's residence is in the front of the main house #18, which is approximately 90 years old. The owner's residence consists of two bedrooms, two bathrooms, a kitchen and a large living room. In the basement of the main house is a one-bedroom apartment, currently rented for $500 a month.

Located in the main house is the guest dining room which is separated from the owner's area by the kitchen. The dining room seats 18 and can also be used as a lounge area. In the back of the main house on the second floor are two guest rooms with a recently constructed, shared balcony. Each room has one king-size bed and a spacious living room area. Behind the main house is a smaller guest building with two guest rooms and a quiet private backyard area to relax. Both rooms contain two queen size beds and a private entrance.

Across the driveway from the main house is a second building - 16 High Street. This newer building, which was finished in 2007, contains three little apartments on the second floor and one large two bedroom apartment on the ground floor, which is currently rented for $800 per month. The three guest rooms have a shared veranda. Each of these rooms have a queen size bed and a separate living room area. Two of the rooms contain a small kitchen and one is wheelchair accessible. The building also has a large office- and laundry area for owner use. All seven guest rooms do have a private entrance with a private bathroom, living room area, refrigerator, coffeemaker, TV, microwave and wireless Internet access.

The whole Property was completely renovated and modernized since 2000. The roof was replaced in 2010 and building #16 was finished in 2007. The main house has hardwood floors throughout except in the dining room, which has laminate flooring. The guest rooms have either hardwood or laminate floors.

The property with the main house at 18 High Street has 7,942.7 sqft, and 16 High Street has 8,163.6 sqft.

In total there are seven guest rooms to rent out during the summer, or 3 of them for short/long term rentals during the year! Plus two apartments that are available for long term rental year round. There are lots of opportunities with this property for seasonal or year round income potential.

The property includes adequate parking for guests plus a nice lawn and beautiful gardens. Appliances, furnishings, fittings, and many antiques come with the property. This property is a "turnkey" investment opportunity.
