Inventory of property:

Acreage: 27 acres /- with approx 1400ft of water frontage on Sutherlands River/Merigomish Harbor, 2-3 acres of fenced pasture, wooded area, stream, trails and fenced areas in the woods with run in shed.

Stable/Arena:

Stable is a custom built structure. Built in 1998/99. A bank style barn with large awning windows, electric roll-up door, Dutch style entrance door. Spacious custom box stalls, all with Dutch doors grilled throughout, one can see throughout the stable, some are lined with rubber mats; all have rubber mats on the floor. The 15' x 12'wash stall is complete with sink, cupboards, cream colored ceramic tiles, ceramic countertop, electric plugs/ phones, bridle hooks. The bedding room is 12 x 15 with a 4' man door, the room is solid plywood to the ceiling with roof hatch to dump in bedding from the garage entrance at the driveway above. The stable also has a refrigerated cold room, temperature controlled, measuring 10 x 12 with bins for vegetables/potatoes/fruits etc.

Isle ways are 10' and 12' wide. The barn is set up in a horse shoe fashion with two 8' entrances to the indoor arena. All stalls can be removed as they are bolted together.
The stable is heated with in- floor hot water heat in the isle ways, entrance, and wash stall only. The stable is also equipped with an exhaust fan controlled with a humidistat control. Beyond the electric rollup garage door is the manure stockpile area contained in concrete with a perimeter fence. Loading is from the stable elevation. The electrical wiring is all in conduit. 220 is also available, RV plugs outside. We keep the stable approx 60-65 Fahrenheit in the winter and it stays relatively cool in the summer.

The upper level in the stable:

The 12 x 70' area contains the boiler room, 2 washrooms (one with a shower), the viewing lounge with 5 x 5 windows (12' x 34') and an office. This area is finished with ceramic tiles, in floor heat, oak trim and oak window sills. Beyond the viewing lounge was originally the hay loft, if you intend to use small square bales the area is equipped with drop down feed hatches for hay. We have used it as a dance hall and storage. It is not insulated. There is a railing across the area above the viewing lounge for further storage. Whirlybirds in the roof for ventilation. There is also a storage tank for grain in the corner which has a shoot to the barn below. The bedding hatch in this area is fastened to a winch, which causes the floor to raise to allow for bedding to be dumped to the bedding room below. Access is through a 12 x 12' rollup garage door with windows.

The Arena:

A Steelway Building constructed in 2000 rests on a concrete foundation. Measures 70 x 140'. The building is insulated. , has ceiling fans and sodium lighting. It has a 4/12 pitch roof, side walls to 18', 34' to underside of center beam. It has a garage entrance approx 18 x 20 with a 14 x 16' roll up garage door with windows. The arena on the west and north sides have a continuous line of awning windows at rider height, great view while riding. 6' Aspen 2x6" varnished boards line the perimeter walls. The arena also has an exhaust fan at the top of the north wall. The arena is heated with 6 hot water heaters. A walk way at the south end allows for seating to watch along with a small heated tack room. All electrical is in conduit. Cladding for the stable is vinyl siding and the arena is steel.

Garage:

30 x 30'
Basement with an outside electric rollup garage door entrance contains a work shop: birch plywood cupboards, counter top, peg board, dust collection system, large work table, furnace hot water tank, electrical panel with generator conversion, 220 wiring, bathroom, workshop sink cupboards, 500 gal furnace oil tank. The heating system for the house and garage are in the garage.

The main floor is concrete with in-floor heat, pine and gyprock walls. This is an open area (30 x 30) with stair entrance to the unfinished upstairs and to basement. This floor also has a roll up garage door (nonelectric), a man door and 3 windows. Exterior cladding is vinyl siding. Exterior plugs and a concrete pad at man door. Drive entrance to all doors.

House:

The fully finished, split-entry home was built in 1990 with 2 bedrooms (14 x 14, 10 x 18) upstairs and one down. The main floor features an lovely open concept kitchen/dining/living area with included appliances and patio doors which open to a large newer deck (2007). A large 10 x 14 five piece bath with corner jet tub and separate standing shower complete the main floor layout. Solid oak flooring and ceramic tile is found throughout the home.

The lower level includes the large games room which is finished in pine and gyprock and 3 small bedrooms which can easily be converted to one large bedroom/sitting room. There is also a laundry room, a full four piece bathroom with linen closet and additional built in shelving. There are four closets with cedar lining. The house has some wiring for the emergency power source (fridge & some plugs) the heating system is generated from the garage which is fully functional as well as the stable/arena should a power outage occur.

Riding Rings:

The main ring as you travel in the driveway is 90' x190' Lots of drainage gravel and sand footing. Three rail split rail fence. , with a 16' gate and 10' gate. Two outside light flood lights on poles.

The lower ring, below the RV hook-ups / trailer pad, is 70 x 150'with no perimeter fencing although the pasture area is fenced. This area can also be used for trailer parking as it was designed to enter at the upper corner and leave onto a gravel road by the opposite diagonal corner.

The Front Yard:

Limestone patio table and benches built in, onto a hexagonal concrete pad suitable for a future gazebo and built in barbeque.

Pond, High Bush Blueberry grove, Apple Orchard, dwarf varieties and terraced sandstone garden with small pond with plumbing that pumps water from the larger into the smaller then trickles down a stone spillway to the large pond. The yard has a variety of trees including an enormous pine tree.

The heating system for all buildings with the exception of the cabin is wood and oil. The wood by way of an outside wood boiler. Oil furnace in the stable and another in the garage.
